Get your free estimateGarage Door Before & After in Orange County, CA
Anyone can tell you they do clean work. Seeing it is different. In Orange County, garage doors take a beating from coastal salt air in Newport Beach, dry heat in Anaheim Hills, and hard water spots across Irvine. This page shows representative jobs we’ve completed for neighbors across the county. Real problems, real fixes, and photos of how we left the place. Because the work should speak for itself, not our adjectives.

Torsion Spring Replacement in Lake Forest
We got a call from a homeowner who heard what they described as a gunshot from the garage. Turns out the right torsion spring had snapped clean through. The door wouldn’t lift more than six inches and the opener was straining hard against the weight. We replaced both springs as a matched pair, checked the cable tension, and had the door balanced and quiet in about an hour. Before photo: snapped spring and a door stuck at the floor. After: door running smooth with fresh springs rated for 10,000 cycles.
Opener Upgrade in Mission Viejo
An older chain-drive opener had gotten so loud that the homeowner told us she could hear it from the second floor every time her husband left for work. She assumed it needed oil. The gear assembly was actually worn past the point of no return, and oiling it would’ve just bought her a few loud weeks. We installed a belt-drive LiftMaster with a DC motor, which runs at about half the noise level of the old chain unit. Before: a grinding opener that rattled the drywall. After: you can stand in the kitchen and not know the door went up. Jesse Calder came out for this one and did the full install himself.
Section Replacement in Huntington Beach
Huntington Beach salt air is unforgiving on steel. This door’s bottom section had rusted through along the lower lip and warped enough that daylight showed under the weather seal. The homeowner was worried they’d need a full new door. We measured the section, ordered a matching replacement from the manufacturer, and swapped it in an afternoon. We also replaced the weather seal and adjusted the track after the new section went in. Before: a corroded panel letting in salt air and bugs. After: a sealed, matched section you can’t tell from the factory original.
Full Door Replacement in Irvine
This Irvine home still had the original 1998 builder-grade door. The steel had faded to a chalky grey, the rollers were shot, and the hinges shrieked every time the door moved. The homeowners wanted something quieter and better insulated because the garage backs up against two kids’ bedrooms. We replaced it with an insulated Amarr door with nylon rollers. The decibel drop was immediate. Before: a faded, rackety single-panel lookalike. After: a smooth, quiet door that actually helps keep the garage cooler in August.
Garage Door Cable Replacement in Costa Mesa
A Costa Mesa homeowner noticed one side of their garage door hanging visibly lower than the other. A frayed lift cable was holding on by a few strands. That’s a genuinely dangerous condition: if a cable lets go while the door is moving, the door can slam down or kick sideways. We replaced both cables, re-tensioned the springs, and rebalanced the door. Before: a crooked door and a cable about to fail. After: level travel, both cables seated properly. If you see your door hanging lower on one side, call us before you hit the opener again.
Sensor Realignment and Track Adjustment in Orange
This job started as “the door won’t close all the way, it reverses for no reason.” The safety sensors near the floor had been bumped out of alignment, probably by a bicycle leaning against the wall. It’s the most common fix we do. We realigned the sensors, cleaned the lenses, and straightened a slight bow in the vertical track that was adding friction. Before: a door that reversed halfway down. After: a clean close on the first try. And yes, we tested it three times before we left. Written price before we touched a thing, as always.
